Indoor Air Quality, Blower & Electrical System Inspection

The air filtration system, including the Aprilaire air cleaner, UV bulb, and humidifier or dehumidifier, will be inspected and serviced as needed to help maintain indoor air quality.

The indoor blower compartment will be inspected and cleaned, including the blower motor, blower wheel, and associated wiring. Blower performance and amp draw will be tested to ensure operation within manufacturer specifications. If excessive buildup is found, additional cleaning may be recommended.

The indoor electrical compartment will be inspected and cleaned, with all wiring, electrical connections, circuit boards, and safety switches checked for proper condition and operation.

Any concerns, recommended repairs, or maintenance needs will be documented and discussed to help ensure safe, reliable, and efficient system performance.

Furnace Performance & Safety Inspection

The furnace combustion system will be inspected and cleaned, including the flame sensor, igniter, and burner compartment. Venting components, flue pipe, and chimney connections will be checked for rust, damage, proper sealing, and correct drainage.

For high-efficiency (90%+) furnaces, the condensate drain system, P-trap, hoses, and condensate pump will be cleared and tested.

The system will then be started and monitored to verify proper operation. This includes checking inducer motor amp draw, observing flame characteristics for signs of heat exchanger issues, monitoring supply and return air temperatures, and testing carbon monoxide (CO) levels during operation.

A detailed report with before-and-after photos will be provided, along with recommendations to improve system performance, reliability, and comfort when needed.

Indoor Air Quality & System Component Inspection

The air filtration system, Aprilaire air cleaner, UV bulb, humidifier or dehumidifier, thermostat, blower compartment, electrical components, and evaporator coil will be inspected and serviced as needed to promote efficient and reliable system performance.

This service includes cleaning and inspecting the blower and electrical compartments, verifying electrical connections and safety controls, testing blower operation and amp draw, inspecting the evaporator coil, clearing and testing condensate drains and pumps, and confirming proper thermostat function. Recommendations for cleaning, repairs, or performance improvements will be provided if needed.

Outdoor Condenser Inspection & Performance Testing

The outdoor condenser will be inspected, cleaned, and tested to ensure safe, efficient operation. Electrical components, wiring, a capacitor, and contactor will be inspected for proper condition and performance, with replacement recommendations provided if necessary.

The condenser coil and cabinet will be cleaned of light debris, and the surrounding area will be checked for obstructions that could restrict airflow. The condenser fan will be removed as needed to clear debris from the compressor compartment. If heavy buildup is present, a detailed coil cleaning may be recommended.

The system will then be started and tested to verify proper operation, including checking refrigerant line temperatures, overall unit amp draw, and fan and compressor amp draw against manufacturer specifications.

A detailed report with before-and-after photos will be provided, along with recommendations to improve system performance, efficiency, and indoor comfort as needed.

Boiler Burner & Steam System Maintenance

The burner compartment will be thoroughly cleaned and inspected, including removing and cleaning all burners, clearing debris from the compartment, and reinstalling components to their original positions. The thermocouple, electrical connections, electrical components, and safety controls will be inspected for proper condition and operation, with replacement recommendations provided if needed.

The boiler will be flushed to remove sediment and debris by draining the system and repeatedly rinsing it with fresh water. The sight glass assembly, pressure switch, and pigtail will be cleaned and reinstalled to ensure proper performance. A steam cleaner treatment will then be added to help maintain system cleanliness and operation.

Any concerns, recommended repairs, or maintenance needs will be documented and discussed to help ensure safe, efficient, and reliable boiler performance.

Boiler Safety & System Performance Inspection

The boiler’s safety controls, venting, and overall operation will be inspected and tested to ensure safe and efficient performance. This includes testing the low-water cutoff and automatic water feeder (if applicable), verifying proper sequence of operation, and confirming adequate draft.

The flue pipe and chimney connection will be inspected for rust, pitting, and proper sealing. Carbon monoxide levels will be monitored during operation, and the venting system will be checked to ensure proper exhaust flow.

The steam distribution system will be evaluated to verify steam reaches all radiators properly. Radiators, steam vents, and radiator pitch will be inspected, and recommendations for repairs or replacements will be provided as needed. The entire system will also be checked for leaks.

Boiler Burner, Electrical & Safety Component Inspection

The burner compartment will be thoroughly cleaned and inspected, including removing and cleaning all burners, clearing debris from the compartment, and reinstalling components in their proper positions. The thermocouple will be inspected for wear, and recommendations for replacement will be provided if needed.

All electrical connections, electrical components, and safety controls will be checked for proper operation and signs of wear or damage. The expansion tank will be inspected and tested to verify proper pressure, and replacement will be recommended if the tank is found to be compromised.

The low-water cutoff, pressure-reducing valve, and automatic water feeder will be tested to ensure proper operation. System indicators and gauges will also be inspected to verify accurate readings and reliable boiler performance.
